Seattle’s Madison Park Condo Market Is Starting To Shows Signs Of Life!?!?

It has seemed like Seattle’s condo market has been dead for 4 years now. The Madison Park and Washington Park neighborhoods saw only 24 condo sales in all of 2011. Even with the single family housing market picking up steam over the last 10 months the condo market has barely had a pulse. That was until these past couple months. There have been 9 closed condo sales thus far this year in Madison Park and Washington Park, with 8 currently Pending, 6 of those occurred recently. Three of the most recent condos to hit the market went pending in less than 16 days, and it’s that data that really has me believing we may see a turn in the neighborhoods condo market. I’m possibly being a little overly optimistic in making this assessment as all but one of the condos sold were on 43rd Ave East, and 7 of the 8 were priced under $500,000. It’s hard to imagine that water front property in such a desirable neighborhood could get any cheaper than what we’ve seen of late. Maybe these purchases were nothing more than buyers realizing this and seizing the opportunity. I’m hoping it’s more than that, and it’s not isolated to just Madison Park, or condos on the water. And if it is, well that’s great for the neighborhood, hopefully things start turning around in other parts of the city.

Pagliacci Pizza Coming to the Madison Park Area

Zaw PizzaI never have recovered from when Kentucky Fried Chicken moved out of their location from the Madison Park entrance of the Arboretum.  I was only a kid when they moved, but I still refer to it as the old Kentucky Fried Chicken location.  The tenant currently is Spotless Cleaners, but after so many years, a wrong is being righted with the news that Pagliacci Pizza is coming to the space.

Pagliacci Pizza needs little introduction to Seattleites.  Started in 1979 in the University District which is about the same time Kentucky Fried Chicken left the location on Madison where Pagliacci is taking over.

Of course Madison Park already has several pizza options with Mad Pizza, Independent Pizzeria as well as other Madison Park restaurants which serve pizza, but Pagliacci is a Seattle favorite and will deliver to not only Madison Park, but also many other Seattle neighborhoods including Broadmoor, Madrona, Leschi and Capitol Hill from its new location.

Going…. Going… Gone… Ropa Bella and Spa Del Lago in Seattle’s Madison Park Neighborhood are moving out

Both Ropa Bella and Spa Del Lago are closing up shop or have already. The shops are both located on 43rd Ave East, just off East Madison St. Ropa Bella, a women’s clothing store, lasted for only about 8 months. Spa Del Lago didn’t last much longer as it had been open for roughly 9 months under it’s current management. It’s unfortunate to see both businesses leave the neighborhood, being someone who frequents the Park quite often, it’s nice to see all the store fronts occupied, for no other reason than the sense that it gives you that business is thriving. The owners of both businesses have elaborated that the economy played a big part in the demise of their businesses. While that maybe the case, I think that it’s going to be an uphill battle for anyone looking to own a clothing business in the neighborhood as there just isn’t enough traffic passing through on a regular basis to support this type of retail. As for the spa, I think that too much competition within such a short distance is what caused it to go under. As this time one can hope that the store fronts of these former businesses are filled once more, and whoever occupies them sees a brighter future in the Madison Park neighborhood.

Assault of Seattle Police Officer in Broadmoor

Seattle PoliceShortly before 10:30 PM on Friday, just up the street from Madison Park a man enter Broadmoor by foot and refused to stop for the security guards.  The Seattle Police were contacted while a Broadmoor guard followed the trespasser by foot.  A Seattle Police Officer came upon the guard and the man, and tried to stop the trespasser.  Instead of complying the man took a swing at the officer, who blocked the punch.  In the ensuing struggle the man grabbed at the officer’s holster and gun, and was only subdued when the Broadmoor guard intervened.  Additional Seattle Police were soon on the scene and the man was taken into custody.

The 26 year old man was later determined to be mentally ill and was not taking his medication.
